Drone Photography Regulations & Best Practices

Why Drone Compliance Matters

Using drones for real estate photography opens up exciting perspectives, but Canadian regulations require drone pilots to fly responsibly. Navigating the rules helps protect privacy, ensure safety and maintain the highest quality imagery for your listings.

Transport Canada Rules

  • Pilot certification: Anyone flying a drone weighing 250 g or more must obtain a Basic or Advanced Drone Pilot Certificate from Transport Canada.
  • Registered drones: All drones over 250 g must be registered with Transport Canada and display a registration number on the aircraft.
  • Respect airspace and people: Stay at least 30 metres away from bystanders and avoid restricted airspace around airports, heliports and emergency operations.
  • Visual line of sight: Always keep your drone within sight, avoid flying at night or in clouds, and never fly higher than 122 metres (400 feet) above ground level.

Best Practices for Real Estate Projects

  • Plan your flight: Scout the property, check weather conditions and create a shot list before take-off.
  • Use ND filters and proper exposure: Balanced lighting ensures smooth, cinematic footage with vibrant colours.
  • Move slowly and smoothly: Gentle movements produce professional, watchable footage; avoid rapid direction changes.
  • Edit thoughtfully: Combine drone clips with ground-level video to tell a cohesive story of the home and its surroundings.
